For homeowners: get your sale ready before it starts

The Upfront Sales Packs portal will help you gather everything a buyer, their conveyancer and their lender will ask about your home, once, before it goes on the market. The questions are in plain English and pre-filled from public records; there is a do-it-yourself guide for every item; and you decide who sees the finished pack and for how long. Everything you can do yourself is planned to be free; you pay only if you want us to order or chase something for you. You can then use the pack with any estate agent or to sell privately.

The portal is in development. Register for early access and we will email you when it opens.

Why prepare before you sell

Today most of the information about a home is gathered after an offer is accepted. Surprises then arrive when both sides have already spent time and money, and around one in three agreed sales falls through. The government's June 2026 reform roadmap commits to making a sales pack a legal requirement before listing; until then, a pack prepared now puts the answers on the table before a buyer has to ask. What an upfront sales pack is.

What you will be able to do

Most sellers already hold about half of what a pack needs. So the plan is simple: everything you can do yourself is free, and you pay only when we save you time.

Free

Planned to be free

  • A checklist of every item your pack needs, with your progress
  • Plain-English questions about your home, each one explained
  • Public records pulled in for you to confirm: tenure, EPC, council tax band, flood and mining flags
  • A do-it-yourself guide for every item, with the official source and its fee
  • Uploading and storing the documents you already have

Searches, reports and certificates come from regulated providers. The identity check is made by a certified provider, and a person checks the finished pack before it can be shared. Which of these are included and which carry a fee will be published before anyone pays.

How it will work for you

  1. "Tell me what a buyer will want to know." Enter your address. Answer the questions on your phone; most of the facts from public records are already filled in for you to check.
  2. "Get the documents together without me chasing." Upload what you have. For a flat, the request to your managing agent goes out on day one, with reminders until the information arrives.
  3. "Order the searches and find a surveyor before a buyer does." Do it yourself with the guide, or ask us. Prices shown first; nothing ordered without your say-so.
  4. "Show me what's missing, and who is holding it up." The completeness score and the chase list.
  5. "Let me share it with whoever I choose." Your agent, your conveyancer, a buyer's conveyancer. You can change your mind at any time.

If your estate agent uses the portal, you will receive an invitation from them instead. It is the same pack, and it is still yours.

You stay in control

  • The pack is yours. Export it whenever you like, and take it with you if you change agent.
  • Nobody sees it without your permission. When you allow someone access, you choose how long it lasts: 1 day, 1 week, 1 month, 3 months, until the sale completes, or until you turn it off.
  • You can see every view. Each share is listed, every view is recorded, and you can end access at any time.
  • The listing summary has no personal details. No names, documents or identity information, only the facts a buyer needs to decide whether to view.
  • Your identity documents are not stored. The certified provider checks them; we keep only the result and its reference.
  • Your data is not sold or used to train AI models. Automation helps fill in and chase; a person checks every pack; and you are always told when you are dealing with an automated assistant.

Then sell the way you choose

With an estate agent

Give the agent of your choice access. The pack covers what their listing must include and saves them, and you, weeks of questions.

Without an agent

Use the pack as the basis of a listing on any platform you choose. It is yours to take with you.

Privately

Selling to someone you already know? The pack gives both conveyancers what they need from the start.

Selling a leasehold flat

The leasehold information from the freeholder or managing agent is the slowest item in most flat sales, often taking weeks. Start early: the request will go out on day one with the fee status recorded, and reminders run until it arrives. Why the leasehold pack takes so long.

What the portal will not do

  • Value your home or advise on the asking price. An estate agent or surveyor can.
  • Market your home, find buyers or negotiate for you.
  • Give legal advice or do your conveyancing. A conveyancer or solicitor does that.
  • Hold your deposit or any money for the sale.

You remain responsible for the answers you give, just as you are on today's property information forms. The portal makes accuracy easier by checking your answers against the records and showing the source of every fact.

Questions homeowners ask

How much will it cost?

Everything you can do yourself, including the checklist, the guides and uploading your documents, is planned to be free. If you ask us to order or chase something, our fee is shown separately from the official or provider fee before you decide. At today's prices, the searches, condition report and other paid items for a freehold house come to roughly £500 to £900 in total. What a pack costs and how long it takes.

I already have an estate agent. Can I still use it?

Yes. You can give your agent access to the pack, and if they use the portal they can invite you to it. The pack stays yours either way.

Is an upfront sales pack a legal requirement?

Not yet for ordinary sales in England and Wales. The government intends to legislate within this Parliament. An EPC and the material information in a listing are already required today.

What if my sale does not go ahead?

You can keep the pack for later or delete it. Anything a provider has already delivered, such as a search result, has been paid for and cannot be undone. If you sell later, the portal shows which items are getting old and may need refreshing.

Does it cover Scotland or Northern Ireland?

No. The portal covers England and Wales. Scotland has its own Home Report.

Register for early access

Registering is free and commits you to nothing. We will email you when early access opens, and your answers help us decide where and for whom to open first.

What would help you most?

We use your details only for the purposes above, never sell them, and delete them when they are no longer needed. See the privacy notice.
