The portal: one place to gather, check and share the pack
Upfront Sales Packs is building a portal where a home's sales pack is gathered, checked and shared before the home goes on the market. Estate agents will start packs for the homes they are instructed to sell; homeowners will start their own; and regulated providers will supply the searches, surveys and checks a seller cannot produce alone. The portal is in development. Agencies, homeowners and providers can register now and will be invited in stages.
Three ways in
A complete pack on every instruction
The portal invites and guides your seller, pulls in the public records, chases the managing agent and shows you what is outstanding.
- Material information summary for the listing
- Full pack to the buyer's conveyancer on offer
- Per-pack or monthly pricing
Get your sale ready before it starts
Gather everything a buyer will ask once, in plain English, then use it with any agent or sell privately.
- Free to start
- Questions pre-filled from public records
- You decide who sees it, and for how long
Connect your service to the pack
Searches, condition reports, EPCs, identity checks, conveyancing, floor plans and leasehold information.
- Ordering inside the pack
- Suggested by postcode, fees shown
- Free uploads for managing agents
How a pack will be built
Six steps, four of them running at the same time, so the quick items never wait for the slow ones and the seller's own effort is under an hour.
- Start with the address. The seller or the agent enters it, and the portal matches it to the property's unique reference and its HM Land Registry title.
- Public records come in. The EPC, council tax band, title summary and flood and mining flags are shown to the seller to confirm rather than type.
- Four things happen at once. The seller answers plain-English questions based on the industry's BASPI questionnaire and uploads what they hold; the identity check runs through a certified provider; searches are ordered once the seller agrees the cost; and the surveyor and, for a flat, the managing agent are asked for their part, with reminders until it arrives.
- Answers are checked against the records. Names against the title, tenure against the register, the EPC against the certificate, the lease term against the lease. Gaps and mismatches go back to the seller or are chased again.
- The seller confirms and a person approves. The seller signs an accuracy declaration, and a named reviewer approves the pack before it can be shared.
- The seller decides who sees it. A summary with no personal details goes on the listing; the full pack goes to the people the seller chooses, for as long as the seller chooses.
What is ready, and what comes next
-
Now Live
Guides and registration. Live The plain-English guides on this site, and registration for agencies, homeowners and service providers.
-
Next Pilot
The pack portal. In development Questions pre-filled from public records, document upload, the identity check, a completeness score, leasehold information requests and chasing, review by a person, sharing and PDF export. Opens first to registered agencies and homeowners in a pilot.
-
After that Planned
Ordering inside the pack. Planned Searches, condition reports, EPCs and floor plans ordered in one place from regulated partners, with prices shown in full before ordering; agency branding and CRM links; export in the open data standard; accounts for conveyancing firms; suggested suppliers beyond the pilot area.
-
Later Planned
Digital logbook. Planned The pack carried forward as the home's record after completion, once the government publishes its logbook standard.
Each stage opens only when the one before it is working for real sales. We do not give dates for things that are not ready.
How the portal will work
- The seller owns the pack. Agents work on it with the seller's permission, and it goes with the seller if they change agent.
- Every fact has a source and a date. Stated by the seller, taken from a register, or produced by a professional, and labelled as such.
- A person approves every pack. Automation does the collating and chasing; a named reviewer approves before anything is shared, and you are told when you are dealing with an automated assistant.
- Nothing hidden. Every fee, every margin and every referral arrangement is shown before you decide. Any supplier who pays us is labelled, with the fee, and no one can pay to be shown first.
- Data, not a folder of scans. Packs export in the open Property Data Trust Framework format, so they can be taken anywhere.
- Ready before it is offered. Nothing is sold before it works.
What the portal will never do
- Value a home, market it, find buyers or negotiate. That is the estate agent's job, or the seller's.
- Give legal or financial advice, or do conveyancing. That is for a conveyancer or solicitor.
- Hold deposits or client money.
- Show anyone a pack without the owner's permission.
- Sell anyone's data, or use it to train AI models.
